Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis, and a completed application along with the required fees is what secures your place in line. We encourage you to apply as soon as you find a home you're interested in, since availability cannot be guaranteed while a decision is pending. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. Most homes require the first month's rent and a security deposit prior to move-in, and some properties may also require last month's rent. Specific move-in cost requirements will be outlined for each individual property and in your lease agreement, so there are no surprises on move-in day. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is 18 years or older in North Carolina. Every adult intending to reside at the property must submit their own application. -
Is the deposit refundable?
Security deposits are handled in accordance with North Carolina law. At the end of your tenancy, your deposit will be returned, minus any lawful deductions for unpaid rent, damages beyond normal wear and tear, lease violations, or required cleaning, within the timeframe required by state law. An itemized statement of any deductions will be provided. We handle the deposit process with transparency and in full compliance with North Carolina's Tenant Security Deposit Act. -

Applications can be submitted online or in person. You'll need to provide a completed application, the applicable application fee, and supporting documentation such as proof of income and a valid form of identification. I want to get a pet. What should I do?
Before bringing a pet into the home, please review your lease agreement and contact our management team directly for written approval. Pet policies vary by property. Some homes allow pets with an additional pet deposit or pet rent, while others have specific restrictions. No pet should be brought into the home without prior written approval from our team. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on a lease share equal responsibility for the full lease term. If one tenant wishes to remain after another moves out, they may need to qualify for the lease independently or coordinate with our management team to identify an approved replacement tenant. Please contact our office to discuss your specific lease and the options available to you. -
My lease expiration is coming, and I want to move out. What should I do?
Your lease outlines a required written notice period that must be provided before vacating. Please review those terms carefully and submit your written notice to vacate before the applicable deadline. Communicating early helps ensure a smooth move-out process and protects your security deposit. -
Who is responsible for paying for repairs and maintenance requests?
We take routine maintenance and repairs seriously, as a well-maintained property benefits both the owner's investment and the tenant's living experience. Responsibility for specific repairs is outlined in your lease agreement; generally, tenants may be responsible for damage resulting from negligence or misuse, while normal wear and tear is not charged to the tenant. All maintenance requests should be submitted promptly through the appropriate channel so our team can respond quickly.
