Do I get to see the lease or sign it?
Owners are always welcome to review the lease agreement. As your property manager, we handle lease execution on your behalf, which is part of the full-service approach we've refined for more than 15 years of managing rentals throughout the Sanford area. If you have specific preferences regarding lease terms, we're happy to work through those with you. -

How and when do I get my checks?
Owner disbursements are issued on a consistent monthly schedule via direct deposit. Each disbursement is processed after rent collection and after any maintenance or operating expenses for the period have been accounted for. Transparency in your financials is something we take seriously. -
How is rent collection handled?
We offer residents multiple payment options, including online payments, to keep the collection process smooth and reliable. Late payments are addressed promptly and in accordance with the lease terms, and our systems are built to protect your cash flow and minimize disruption to your income. -
How long of a lease do you sign?
Standard lease terms are typically 12 months, which aligns with best practices for protecting your investment and maintaining stability. Shorter or alternative lease terms may be available depending on market conditions and your goals as an owner, and we'll help you determine what makes the most sense for your specific property. -
How much security deposit do you charge the tenant?
Security deposit amounts are set in accordance with North Carolina legal requirements and current market standards. The specific amount is determined based on factors including the monthly rent and applicable state guidelines, with the goal of ensuring your property is protected from the moment a new resident moves in. -
How soon can you start managing my property?
We move quickly. Once the management agreement is signed and your property is ready for the rental market, our team gets to work right away, handling everything from marketing and tenant screening to lease execution and move-in coordination, with the same attention to detail we bring to every property in our portfolio. -
Who holds the tenant security deposit?
Security deposits are held in a dedicated trust account, separate from our operating funds, as required by North Carolina law. This is a non-negotiable standard for us.
